The Housing Impact Fund (HIF) is a for-profit social impact equity fund established in 2020 to preserve NOAH in rising cost markets in Charlotte, North Carolina. The fund is managed by Ascent Housing, which serves as operating partner responsible for acquisition, financing, renovation, and property management. The fund commits to tiered affordability targets: 30% of units at or below 30% AMI, 50% of units at or below 60% AMI, and 20% of units at or below 80% AMI.

In partnership with Mecklenburg County and the City of Charlotte, the fund participates in a program that converts property tax obligations into rental subsidies for households at or below 30% AMI. The fund also coordinates resident services in health, education, financial wellness, and workforce development through partnerships with community organizations.
